Help! We just got the architect's drawings and not sure what to do next!
My clients were referred to me by a friend whom we had recently completed a new build for (Blog post & pics here). They were overwhelmed with the thought of all the decisions that were needed to make their dream home a reality and didn't know where to begin.
We started by bringing in the builder and reviewing the plans with the client's lifestyle and preferences in mind. After a couple weeks of tweaks and a few meetings to hone in on the details, we finalized the house plans and I started working on the design concepts and 3D renderings to help the client's visualize the spaces with colour and finish details.
MAIN FLOOR
This is a ranch bungalow with over 2,600 square feet on the main floor. This floor has the kitchen, dining, living room and laundry/mudroom with 3 bedrooms, and 2.5 bathrooms. With 9' ceilings throughout, the living room with a 10' high coffer ceiling housing beautiful white oak wood beams, and the dining space defined by a barrel ceiling that we wallpapered to give it warmth and texture (pictured below). Floors throughout are white oak and are pre-finished in taupe stain.

THE KITCHEN
The client's loved the idea of a wood island with light grey cabinets. We repeated the white oak for the hood vent and added an X detail on the side of the island as it was open to the living room. Light grey quartz lightens up the counters, while the dark grey artisanal backsplash tiles in a glossy finish add warmth and reflect the natural light from the large sliding patio doors in the dining room.
PRIMARY BEDROOM
My client asked for a luxurious bedroom and knew she wanted a tall upholstered headboard. We made this channel tufted bed extra tall and wrapped it in a luxe steel grey velvet chenille with super soft bedding. The space was elevated with a diamond pattern, wood-look wallpaper. We then repeated the diamond pattern with white trim detail on the cove ceiling that was painted dark grey allowing the trim to pop. The shining moment.... a large starburst pendant in the middle of the room that sparkles day or night.
THE ENSUITE BATHROOM
A luxe spa retreat that reminded them of their favourite holiday getaway was one of the few must-haves in this space. My proposed layout allowed for enclosed water closet on one side and the shower entry on the other to create symmetry with the tub in the center. Large air-jet tub, oversized steam shower, double shower rain heads, massage jets and a comfy shower seat are all in the mix. A wall to wall vanity for him and her with make-up table in the middle gives them both lots of space. The walk-in closet is just on the other side of bedroom.
LOWER LEVEL
This is where they go to unwind and play. The lower level must-have was a large party bar to host all the events. Lots of white oak cabinets for barware, bar fridge, sink and storage. The glass front tall cabinets with lower drawers (not shown) store all the glasses and souvenir items. Countertops in black quartz are super durable and coordinate with the black penny tile backsplash that glistens when the edgy, modern lights hit just right.
We added a 9 foot bench in faux leather across the bar for additional seating and placed 3 small drinks tables and fun pillows for lingering. Artwork reflects their love of the outdoors.
